RED FOLDER
Important Notes
Please keep the main gate and the little gate to the beach walkway shut at all times. Sheep and feral goats roam in the area and should be kept out with the fenced area.
Our property extends :-
West – from the front door as far as the fence. We have no right of access to the Little Gruinard River or its banks.
North – to the foreshore
East – to the Inveranvie River
South – the main road
The house has septic tank drainage so disposables must not be put down the lavatory. Please don’t use too much detergent (Emptied every 3 years in May – 2023, 2026…).
The House has a private water supply. Water is collected off the hill and stored. Whilst it should always be plentiful, please try not to be wasteful. The water passes through a filtration system and an ultra violet bacteriological unit. A sample of the water is taken for analysis annually by a Technical Officer
(Environmental Health) from The Highland Regional Council. If you have any problems with the water supply please refer to the House Equipment Guide before taking any action.
While the hot water can get very hot there is a limited supply (shower can last 10 minutes before turning cold).
Pets – if you have a pet it must be kept under strict control as there may be sheep in the adjacent field or roaming in the surrounding area. Farmers and crofters do not tolerate dogs chasing sheep. Please also keep your pet off the furniture.
Smoking – Rocklea is a non-smoking house.

WiFi System Rocklea
There is Starlink wifi internet connection available for tenants.
In order to access it on your devices:

Sitting Room Fire
The sitting room has an open fire and if you order coal it is stored in the bunker next to the hut. The fire is a Baxi with underfloor draught and ash collection bucket. This bucket will require to be removed for emptying every two to three days. Ash should not under any circumstances be put in a wheelie bin and is best disposed of in the metal ash bucket alongside the compost bins (back wall/stone dyke) for disposal of hot ash.
Before lighting the fire ensure that the chimney throat, which is a hinged metal flap at the base of the chimney, is in the OPEN position. The fireguard must be used at all times when the fire is in use.
The DRAUGHT to the fire is controlled by the small lever in the centre of the hearth. With this lever fully to the LEFT and draught vent is SHUT and the fire will burn at a low level. Fully to the RIGHT the vent is wide OPEN and the fire will burn fiercely. LEFT – SHUT. RIGHT – OPEN
Television, DVD and Bluetooth speaker
Television reception in the area since July 2010 has been digital and we now have a relatively wide choice of channels provided via the Freeserve system generally with good reception.
This Panasonic TV remote Control accesses all the Freeserve channels initially by pressing the GUIDE button (on the upper right of the circle of buttons and then by pressing the arrows in the centre circle to select the channel required followed by pressing the button on the centre).
The Bluetooth speaker “ToreWX” (found below the TV beside DVDs) is best synched by using the bluetooth function, your phone or streaming device is best (initially) connected by placing it immediately on top of the speaker with both speaker and device switched to bluetooth at the same time.
Electric Room Heaters
PLEASE DO NOT PLACE ANYTHING ON THEM. If (for example) you place a damp towel directly on a radiator it will cut out and stop working for up to 24 hours.
The house is heated by the electric storage heaters placed in:
Hall
Living area
Bedrooms
They are programmable to come on for a limited time every 24 hours. Those in the bedrooms are available for all day heat or can be individually controlled manually. The time clock is the dial on the right of the heater panel and the dial on the left is for setting the heat output level.
Kitchen Equipment
Handbooks for all the electrical kitchen equipment will be found in the kitchen area in the blue folder marked Instruction Leaflets. If you have any difficulty with any equipment please phone us on 07968 847210.
Bathroom Equipment
In the bathroom there is an electrically heated towel rail. It is controlled by a switch outside the bathroom door. The on/off button for the shower is no longer required (shower straight from the water tank). IMPORTANT TO NOTE: The house hot water tank is not large, the shower may last 11 or 12 minutes before losing heat. If you find the shower coughing and spluttering at the beginning, drop the head to the bath and be patient, it may take up to 30 seconds for the pump to realise it needs to automatically kick into action. The water tank will take maybe 40 minutes to get back up to heat once all the hot water has been used. (The new water filtration system doesn’t play well with electric showers.)
Water Heating
The water is heated by an immersion heater and the switch is located in the hall water filtration cupboard on the right. It shows a red light when switched on.
Private Water Supply
The entire water system is tested by an Environmental Health Technical Officer from the Highland Council annually. The main water pipe enters the house via the hall cupboard and the supply passes through 4 filters and then an ultra violet bacteriological unit before supplying the house. The cold water pressure increases after the mains pump kicks-in. If you experience any water issues please call 07968 847210.
Septic Tank
Rocklea has its own drainage system to a septic tank. For it to operate successfully care must be taken as to what can and can not be flushed down the lavatory. Do not flush anything apart from human waste and toilet paper. (Gets emptied in May every three years by the local council).
